Garden Annexe - Farnborough, Hampshire

PROJECT OVERVIEW

This fantastic Garden Annexe includes a kitchenette, lounge area, bedroom and shower room, perfect for independent living for one person.

Measuring 7.25m x 4.5m, the garden room has been designed for the clients to provide additional living accommodation for their mum, they wanted her to be close by but did not have the space to offer her accommodation within their property, an annexe is a great solution.

The building is clad with Cedral Weatherboard in a cream/white finish. This is favoured by building control because it provides good fire resistance and is totally maintenance free.

The air conditioning unit provides efficient heating and cooling, a panel heater has been installed in the bedroom.

A space saving pocket sliding door has been fitted to the bedroom which frees up wall valuable space.

Electrics include connections at both the house and garden room; plenty of internal double power sockets and an external socket, 15 LED down lights, Cat6 data point and 2 smoke alarms.

A bespoke kitchenette has been fitted with a sink, oven, hob with splash back over, extractor, integrated fridge and plenty of storage and has been finished with a contemporary worktop.

An electronically operated Velux roof light, operated via remote control with rain sensor size 600mm x 600mm, brings in a good amount of natural light into the shower room.  The shower room includes a thermostatic towel radiator, resin shower tray, Mira shower, vanity unit and toilet finished with contemporary black floor tiles.

We recommend fitting a 125 litre pressurised water cylinder to all our Garden Annexe builds to supply the kitchen, shower and basin with hot water.  We are one of only a few companies that go to the lengths of incorporating such systems, which has the benefit of providing consistent water pressure.  No fear of being in the shower and someone in the house turning the tap on resulting in your shower petering out.  It also provides a handy airing cupboard to store towels and bedding.

The project was fully signed off by Building Control.  EGR handled the whole planning application phase as part of their turnkey solution as well as the extensive groundworks including installation of a pumping station as the falls were not sufficient to carry the foul to the manhole at the rear of the house.

Build time 5 weeks.
