Garden Annexe - Surrey

PROJECT OVERVIEW

This superb 12 metre x 5 metre Garden Annexe has been designed and built for our clients in Surrey.
Building a garden annexe at the bottom of the garden is a great way to extend your home living space – perfect for grandparents or young adults struggling to get on the housing ladder who need their independence, it is exceedingly good value for money compared to buying a flat or bungalow.
The annexe required planning permission and is built to the same building regulations as a new build house, it was checked at various stages by the building inspector to ensure strict compliance.
The ground works for this build were substantial, taking 2 weeks. 60 tonnes of soil were removed from site; 70 linear metres of trenching from the garden room to the house; hand excavate 15 pile positions and install 150mm diameter steel cased piles, each 3 metres deep; a ring beam; 200mm deep fully reinforced concrete slab. The garden room was beautifully finished with 76 sqm of block paving, including 200mm of type 1 underneath.
A pumping station was installed to cope with the 6 metre rise to the manhole.
The roof overhangs the building by 900mm along the front, the roof was substantially reinforced as designed by our engineers.
The anthracite aluminium windows and doors look stunning against the white rendered front.
The building was clad with black smooth HardiePlank cladding, which looks fantastic.
The boiler to supply the hot water, towel radiator and shower is run by LPG gas, which is far more efficient to run than electric.
2 air conditioning units were installed to provide both cooling and heating.
Electrics included connections at both the house and annexe; 12 internal double power sockets, external power socket, 29 LED down lights; 2 smoke alarms, carbon monoxide alarm, floor box for data connections, telephone point, 2 external lights.
A lovely kitchenette has been fitted with plenty of storage cupboards, sink, integrated dishwasher and fridge, Zip tap to provide boiling water, finished with a slate grey effect worktop.
The large shower room included resin shower tray, glass sliding shower door, Mira shower, vanity unit and toilet.
An electronically operated Velux roof light, operated via remote control with rain sensor size 900mm x 1200mm, brings in a good amount of natural light into the lounge/kitchen area.
The storage room at the end of the annexe, houses the fuse board and boiler and creates a large storage area for garden equipment, bikes etc.
