Garden Annexe - Hemel Hempstead

PROJECT OVERVIEW

A beautiful garden annexe, a highly insulated self-contained home for one. Measuring 8m x 4.5m, the building contains a lounge, kitchenette, double bedroom and a spacious shower room.

The annexe was designed for our client so that she could live close to her niece to help out with the family.

The ground works were extensive with connections to the mains and trenching containing water supply, armoured cable, foul pipes and cat6 data cable.

A retaining sleeper wall was required because the ground level fell by up to a metre from the back to the front of the building, we did this piece of work during the project as part of our turnkey service.

The kitchen contains plenty of storage, single oven, induction hob, extractor and integrated fridge.  Over the kitchen is a large electronic Velux roof light with rain sensor closing, a great feature.

For daily access, a useful single stable door is located on the right hand side, while at the front a set of large sliding doors allows access to the garden and brings in lots of natural light.  Integral blinds fitted within the  sealed unit provide a dust free solution.

A large electric Velux roof light brings light into the kitchen area, operated via a remote with a rain sensor – this is a lovely additional extra to have in a garden building.

The spacious shower room contains a contemporary vanity unit, toilet, shower, glass sliding shower door, a low profile shower tray, extractor fan and electric towel radiator with thermostat.  A 125 litre pressurised stored water cylinder supplies the hot water to the shower, basin and kitchen sink, this alleviates any pressure dropping issues when someone in the main house is also using water.

Clad in Cedral Weatherboard on the rear and left, a maintenance free option that comes in various painted colours.  The front and left of the building have been clad in beautiful Western Red Cedar which has been treated for UV-protection.

This annexe includes heating, internet connection, 2 smoke alarms, LED down lights, external security light and plenty of power sockets. It has been beautifully finished with waterproof Quickstep Livyn flooring.

Planning permission and Building Control are required for all garden rooms which contain living accommodation, EGR handle this process seamlessly for you.
