PROJECT OVERVIEW

A beautiful garden annexe, a highly insulated self-contained home for one. Measuring 8m x 7m, the building contains a lounge, kitchenette, double bedroom, store room and a spacious shower room.

The annexe was designed for our client with plenty of room to accommodate her pets.

The ground works were extensive with connections to the mains and trenching containing water supply, foul pipes, armoured cable and cat6 data cable.

For this size foundation, large ring beams and rebar cages were installed to adhere to Building Control requirements.  A pumping station was installed for the foul lift.

The kitchen contains plenty of storage, a single oven, induction hob, extractor, an integrated fridge, wash/dryer and dishwasher.

For daily access, a useful single door is located at the rear of the building, while at the front another single door together with the numerous windows, bring in lots of natural light.

The spacious shower room contains a contemporary vanity unit, toilet, shower, glass shower door, a low profile shower tray, extractor fan and electric towel radiator with thermostat.  A 125 litre pressurised stored water cylinder supplies the hot water to the shower, basin and kitchen sink, this alleviates any pressure dropping issues when someone in the main house is also using water.

Clad in Cedral Weatherboard, a maintenance free option that comes in various painted colours.

This annexe includes heating, internet connection, 2 smoke alarms, LED down lights, external security light and plenty of power sockets.

Planning permission and Building Control are required for all garden rooms which contain living accommodation, EGR handle this process seamlessly for you.
