PROJECT OVERVIEW
A stunning bespoke garden annexe designed and built as a fully self-contained home for an elderly relative, this spacious building measures 9m x 5m and has been completed to full Building Regulations standards with Building Control sign-off.
Planning permission was successfully granted for the annexe to provide independent accommodation for a family member, offering a practical and cost-effective alternative to purchasing a one-bedroom flat locally.
Internally, the annexe features a bright open-plan living space with a beautifully designed contemporary kitchen finished in elegant sage green cabinetry. The kitchen includes generous cupboard storage, a useful corner storage larder, integrated oven and microwave and stylish quartz-effect worktops with full-height marble-effect splashbacks. An extended breakfast bar provides additional seating and preparation space, creating a sociable focal point within the building. Black feature details, including the extractor hood and hob complement the modern design perfectly while adding contrast to the soft colour palette.
Large windows fitted with integral blinds allow plenty of natural light into the space whilst maintaining privacy and keeping the clean contemporary appearance of the glazing. The interior has been finished in a warm neutral palette with beautiful oak-effect flooring running throughout the main living areas, helping to create a bright, spacious and welcoming environment.
The stylish shower room has been beautifully finished with contemporary sage green wall tiles, complimenting the kitchen adding character and warmth to the space. It includes a modern vanity unit, toilet, shower enclosure, extractor fan and heated towel radiator. An unvented pressurised hot water cylinder supplies hot water to the shower, basin and kitchen sink, ensuring excellent water pressure throughout the building.
Externally, the front elevation has been clad in beautiful Western Red Cedar, creating a striking contemporary appearance, while the remaining elevations have been finished in a low-maintenance dark grey composite cladding for durability and contrast.
The project involved extensive groundworks and service installations, all completed during extremely challenging monsoon-like weather conditions. As part of our complete turnkey service, we carried out all trenching and utility connections including water supply, foul drainage, armoured electrical cable and Cat6 data cabling.
The annexe also benefits from a comprehensive electrical package including full electrical connections at both ends, LED downlights, heating, smoke alarms, external security lighting and numerous power sockets throughout. A TP-Link WiFi connection linked to the Cat6 data system provides fast and reliable internet access.
Like all Executive Garden Rooms buildings, this annexe has been constructed using highly insulated wall, floor and roof systems to ensure comfortable year-round living with low running costs. Built fully in accordance with Building Regulations, this bespoke annexe demonstrates how a carefully designed garden building can provide stylish, practical and future-proof living accommodation for family members.
This special project represents fantastic value for money compared to the cost of purchasing a one-bedroom flat in the local area, while allowing the family to remain close together with independent living accommodation set within the garden.
