PROJECT OVERVIEW

A stunning garden annexe provides a highly insulated, self-contained independent home for our clients father.

A L-shaped building with a footprint of 47m2 contains a lounge, kitchen, double bedroom, a spacious shower room and storage cupboard.

The ground works were extensive with connections to the mains and trenching containing water supply, armoured cable, foul pipes and cat6 data cable.

The kitchen contains plenty of storage, single oven, induction hob, extractor and integrated fridge/freezer.

For daily access, a practical single door is located on the right hand side, while at the front a set of French doors opens up to the garden and brings in lots of natural light.

Integral blinds have been fitted within the sealed units to control the light into the building, these are a great additional extra and provide a dust free solution.

The spacious shower room contains a contemporary vanity unit, toilet, shower, glass sliding shower door, a low profile shower tray, funky shower panels, extractor fan and electric towel radiator with thermostat.  A 125 litre pressurised stored water cylinder supplies the hot water to the shower, basin and kitchen sink, this alleviates any pressure dropping issues when someone in the main house is also using water.

Clad in a mix of Cedral Weatherboard, a maintenance free option that comes in various painted colours and beautiful Western Red Cedar which has been treated for UV-protection. This building is truly unique.

This annexe includes heating, internet connection, 2 smoke alarms, LED down lights, external security light and plenty of power sockets. It has been beautifully finished with waterproof Quickstep Livyn flooring.

Planning permission and Building Control are required for all garden rooms which contain living accommodation, EGR handle this process seamlessly for you.
